This Privacy Policy explains how My Condo Expert (“My Condo Expert”, “we”, “us”) collects, uses, shares and protects personal information when you use mycondoexpert.com and its language versions (the “Website”).

1. Who we are

My Condo Expert is an initiative of COSMORE. Real estate brokerage services offered through the Website are provided by:

  • Cosmore Florida Corp. (d/b/a COSMORE), Florida licensed real estate brokerage, 1200 Brickell Avenue, Suite 250, Miami, FL 33131.
  • Cosmore NY Corp., New York licensed real estate broker, 417 5th Avenue, Suite 814, New York, NY 10016.

2. Information we collect

Information you provide. Name, email address, telephone number, budget range, preferred bedrooms, timeline, the property, building or market you are interested in, messages you send us, and information you provide when applying to join our team.

Information collected automatically. IP address, device and browser type, pages viewed, referring pages, approximate location derived from IP address, and the date and time of visits. This is collected through cookies and similar technologies (see Section 6).

Information from third parties. Listing data from multiple listing services (MLS) and their data providers. It may include information about listing brokers and agents, but not information about you.

3. How we use information

  • To respond to your requests and connect you with a licensed real estate professional.
  • To provide property information, schedule tours and deliver brokerage services.
  • To send communications you have agreed to receive, including by phone, text message or email (see Section 5).
  • To operate, secure, analyze and improve the Website.
  • To measure the effectiveness of our advertising.
  • To comply with legal, regulatory, licensing and recordkeeping obligations, including fair housing and real estate disclosure requirements.

4. How we share information

We do not sell your personal information for money. We may share information with:

  • COSMORE entities and their licensed real estate professionals who handle your request.
  • Service providers that host the Website, manage our customer relationship systems, send communications or provide analytics. They act on our behalf and only for those purposes.
  • Advertising and analytics partners through cookies, as described in Section 6.
  • Other parties to a transaction, such as cooperating brokers, lenders, title companies or attorneys, when you ask us to proceed with a transaction.
  • Authorities, when required by law, regulation, legal process or to protect rights and safety.
  • A successor, in connection with a merger, acquisition or sale of assets.

5. Phone, text and email communications

If you give your consent on a Website form, we may contact you at the number you provide by calls and text messages, including messages sent with automated technology. Consent is not a condition of purchasing any property or service. Message and data rates may apply. You can opt out of text messages at any time by replying STOP. You can unsubscribe from emails using the link in each email or by writing to info@cosmore.com.

6. Cookies and similar technologies

We use:
– Strictly necessary cookies, for language selection and security.
– Analytics cookies, namely Google Analytics 4, to understand how the Website is used.
– Advertising cookies and pixels, namely Google Ads and the Meta Pixel, to measure and personalize ads.

You can control cookies through our cookie banner (where available), your browser settings, Google’s ad settings (https://adssettings.google.com) and the Google Analytics opt-out add-on (https://tools.google.com/dlpage/gaoptout). Where required by law, for example for visitors in the European Union, non-essential cookies are used only with your consent. Our Website does not currently respond to browser “Do Not Track” signals. Where required by applicable law, we honor recognized opt-out preference signals such as Global Privacy Control.

7. Your choices and rights

Depending on where you live, you may have the right to:
– request access to, correction of or deletion of your personal information;
– opt out of targeted advertising or the “sale” or “sharing” of personal information as those terms are defined by applicable law;
– withdraw consent.

To exercise a right, email info@cosmore.com with the subject “Privacy Request”. We will verify your request and respond within the time required by applicable law. We will not discriminate against you for exercising your rights.

Visitors from the European Economic Area, United Kingdom and Switzerland. We process personal data to take steps at your request before entering into a contract, based on our legitimate interests in operating and promoting our services, to comply with legal obligations, and with your consent where required. Your data is processed in the United States. You may lodge a complaint with your local data protection authority.

8. Data security (including New York SHIELD Act)

We maintain reasonable administrative, technical and physical safeguards designed to protect personal information, consistent with applicable law, including the New York Stop Hacks and Improve Electronic Data Security (SHIELD) Act (N.Y. General Business Law ยงยง 899-aa and 899-bb) and section 501.171 of the Florida Statutes. If a security breach affects your information, we will notify you and the relevant authorities as required by law. No method of transmission or storage is completely secure.

9. Data retention

We keep personal information for as long as needed for the purposes described above, including any retention periods required by real estate licensing laws. For example, New York requires certain disclosures to be kept for at least three years. We then delete or anonymize it.

10. Children

The Website is not directed to children under 16, and we do not knowingly collect their personal information.

11. Third-party links

The Website may link to third-party websites, such as government agencies or MLS websites. Their own privacy practices apply.

12. Changes

We may update this Privacy Policy. The “Last updated” date shows when it was last revised.
