Appendix to the Policies & Procedures Manual — Revised August 2026 · Version 1.0

Adoption and Effective Date: October 15, 2026

Pursuant to New York Real Property Law § 442-h(4), Cosmore NY Corp. (the “Company”) adopts the following standardized operating procedures governing the prerequisites prospective homebuyers must meet before receiving brokerage services. This appendix supplements the Standardized Operating Procedures section of the Company’s Policies & Procedures Manual, revised August 2026.

1. Identification Required

Prospective homebuyers must show identification before receiving brokerage services from the Company.

This requirement does not, by itself, require submission of an identification document through a public website form or retention of a copy. It does not establish a citizenship or immigration-status requirement.

2. Exclusive Broker Agreement Not Required

Prospective homebuyers are not required to sign an exclusive broker agreement as a prerequisite to receiving brokerage services from the Company.

This policy does not dispense with any written representation agreement independently required by applicable law or binding rules, or with applicable agency disclosures and consents. Any agreement used must be consistent with this policy and accurately identify whether representation is exclusive or nonexclusive.

3. Mortgage Preapproval Not Required

Prospective homebuyers are not required to provide mortgage preapproval as a prerequisite to receiving brokerage services from the Company.

Financing and transaction-specific documentation may arise later in connection with a particular purchase. Such documentation is distinct from the Company’s prerequisites for access to brokerage services.

4. Consistent Application

All Company associates and teams must apply these procedures consistently and without discrimination.

No associate may impose additional Company prerequisites or selectively waive these requirements. Questions concerning implementation, accessibility or a legally required accommodation must be referred to the Representative Broker and handled consistently with applicable law.

5. Incorporation and Public Availability

This appendix supplies the Company’s specific prerequisite decisions under the Standardized Operating Procedures section of the August 2026 Policies & Procedures Manual. It controls over any inconsistent description of those same prerequisites in the manual. Other provisions of the manual remain unchanged.

This appendix is a public disclosure and may be reproduced and published separately. The manual’s confidentiality designation does not restrict disclosure of this appendix.

The Company shall date-stamp, notarize and publish these procedures on its publicly available websites and mobile applications, make a copy available upon request at its offices, and retain the procedures while its brokerage license is active.

Associated agent and team websites and mobile applications shall publish these procedures or provide a direct link to the Company’s published procedures.

Amendments shall be date-stamped, notarized, published within thirty days and archived as required by New York Real Property Law § 442-h(4).
